What is Property Conveyancing?

Conveyancing is the act of transferring the legal title in a property from one person to another.

Conveyancing solicitors makes sure that the purchaser actually owns all the property, land and rights that have been paid for.

Most Convayancing Solicitors ensure that:

  • They obtain the deeds (from your mortgage lender if you have one)
  • Complete a Property Information Form and a list of the Fixtures, Fittings and Contents
  • Send out a draft contract package to the buyer's solicitor, providing them with full details of the property and it's services
  • Agree on a date when the purchase will be completed
  • Exchange contracts
  • Repay any mortgage
  • Pay the estate agents
  • Send you the rest of the proceeds (or put them towards the purchase of your new home)..

As well as transferring the legal title we would also act on behalf of you and your lender to make you both aware of any legal issues relating the value of the property.
